Is it better to sell a house or to rent it furnished?
During the week, I presented my sales expert report to a property owner who owns a building in the Ortaköy area of Beşiktaş district. He found the sales value I offered low and asked my opinion if we should wait for a certain period of time, sell it when it reaches its value, and rent it out furnished in the meantime.

I said that renting furnished is an attractive alternative, but if it is to be sold at the end of the day, selling directly would be the best approach in order to avoid the tenant risk.
For furnished rentals, the term can be less than one year.
However, the period may be extended depending on the tenant's request.
The risk can be reduced with an evacuation commitment, but it is still not a definitive solution.
For those who are wondering whether to sell or rent and wait for the property to reach its value, renting it furnished may be a temporary solution.
In these cases, I never recommend renting it unfurnished.
With the new regulation, it can be rented furnished for at least 100 days.
