Renting a Furnished Villa in Besiktas: 7 Points to Check
Seven points to check when renting a furnished villa in Besiktas: choice of area, inventory, garden and pool upkeep, running costs, technical condition, deposit and rent increases, handover and lease term.
The supply of furnished villas for rent in Besiktas is limited. Dense urban fabric, zoning restrictions, historic and protected areas and the scarcity of land make building new villas in the district almost impossible, and some existing villas are transacted off-market. Finding the right villa therefore matters as much as getting its lease right. When looking for a furnished villa in Besiktas, we recommend checking these seven points.
1. Choose the area around your daily life
Villa living in Besiktas is concentrated in a few areas. Ulus stands out for families with Ulus Park, sports clubs and private schools. Bebek, Arnavutkoy and Kurucesme border the Bosphorus, and villas there are mostly used as homes. In Etiler, villas are mainly in commercial use and the number that can be rented as homes is very limited, while the Levent villas area is valued for its proximity to the main arteries and business centres. Put your school, work and daily routes at the centre of the choice.
2. Review the furniture and fixtures inventory in detail
Under the Turkish Code of Obligations, the provisions on residential leases also apply to the furnishings left for the tenant's use together with the home (Art. 339). The inventory should therefore be an annex to the lease, listing furniture, appliances, lighting and garden furniture separately. In a furnished villa, interior design and furnishings that suit the villa's concept directly shape the quality of life.
3. Clarify garden, pool and terrace upkeep
The landlord must hand over the property fit for the agreed use and keep it in that condition during the lease (Art. 301), while the tenant pays the cleaning and maintenance costs needed for ordinary use (Art. 317). State clearly in the lease which part of garden and pool upkeep falls to whom, how often it is done and by whom.
4. Find out the running costs at the outset
Unless agreed otherwise, running costs such as heating, lighting and water are borne by the tenant (Art. 341). If the villa is in a gated estate, ask about security and common-area charges; if it is detached, ask how security and garden services are covered. For corporate lettings, agree how rent and costs will be invoiced at the contract stage.
5. Ask about technical condition and maintenance history
The condition of the heating system, roof, plumbing and any pool equipment, and the dates of their last servicing, help avoid surprises in winter. Seeing the villa in daylight and, if possible, in different weather conditions is also useful. Checking the internet connection, mobile signal and how each room heats before moving in prevents problems in the first weeks.
6. Know the legal limits on deposits and rent increases
For residential leases, the security deposit may not exceed three months' rent (Art. 342). An increase for a renewed lease year may not exceed the change in the twelve-month average of the consumer price index for the previous lease year (Art. 344).
7. Record the handover and plan the lease term
The villa and its contents should be handed over with a dated, photographed report. A fixed-term residential lease is deemed renewed for one year on the same terms unless the tenant gives notice at least fifteen days before it expires (Art. 347). For furnished villas we work only with residential lettings; daily or short-stay rentals are outside the scope of our service.
