My observation is, just don't move. People are quite price sensitive when purchasing housing.
As of the end of December, interest rates were reduced by 250 points. Interest rate cuts are expected to continue in 2025.
The decrease in interest rates will have a positive impact on the housing purchasing market.
However, when buying a house, people will attach great importance to the price being at least reasonable and, if possible, attractive.
I think that this will be one of the important reasons for people selling their homes to switch to cash.
Apart from these, developments in Syria will also be an important reason for Syrians residing in Turkey to decide whether or not to return to their country.
Purchasing power will decrease in a significant part of the society in 2025, and this development will increase the demand for rental housing instead of sale.
I predict that the process will proceed similarly in the Beşiktaş region, where I focus all of my real estate work.
I predict that the rental housing market, which saw strong demand especially in the 2nd and 3rd quarters of 2024, will be at a noticeable level in 2025, although it may lose its strength.
