I am working on renting out a ground-floor apartment in a brand-new building in the Yeşilköy area of ​​Bakırköy.

Last week, two prospective tenants emerged, both considering using it as a business premises.

One was a foreign trade company, and the other was a psychologist.

We immediately checked the building regulations. There was nothing in the building regulations that would prevent its use as a business premises. The business sectors I mentioned above are also areas of activity that do not pose a legal problem when operating in apartment buildings.

However, to proceed cautiously, we contacted the building's owners.

Two of the owners objected to the business use.

We informed our prospective tenants about the situation. Both chose to back down.

We did not delve further into the legal aspects of the matter.

This process reminded me of an apartment sale I conducted in Gayrettepe about 3 years ago. Those who wanted to buy the apartment wanted to use it as an insurance company agency. Since the apartment regulations state that it can be used as a business premises if all owners approve, we obtained written consent from all owners beforehand.
