Normally, especially in unfurnished rentals, if the tenant moves out early, the property owner has the right to demand the rent for the rest of the year from the tenant.
In my interview with the tenant, I told them that they would continue to collect the rent even if the house was empty until a new tenant was found.
Fortunately, we found a new tenant right away, the property owner was also positive and the current tenant vacated the house without any problems.
If a similar situation had happened in a furnished rental apartment, the risk of the tenant having problems with the property owner would be lower because, by nature, the minimum term for furnished rentals is 4 months and for unfurnished rentals, it is one year.
